Especially during the summer months, it is important to remind everyone of the policies regarding the north and south retention/detention areas:
Each Owner and Occupant and their guests and invitees shall have the right to use and enjoy the Common Properties in common with all other Owners and Occupants, subject to the terms and provisions hereof. The use of the Common Properties shall be subject to and governed by the provisions of this Declaration, the Association's Covenants and the Bylaws and the rules and regulations promulgated from time to time by the Association and the Board. If, due to the act of neglect of an Owner or of a member of his family or a household pet or of a guest or other authorized occupant or visitor of such Owner, damage shall be caused to the Common Properties or any improvements thereon, or maintenance, repairs or replacements shall be required that would otherwise be at the common expense, then such Owner shall pay for that damage and maintenance repairs and replacements as may be determined by the Board or to the extent not actually reimbursed by insurance.
